House Inspection

Provides a working knowledge of Part 9 of the 2024 B.C Building Code as it applies to single family dwellings. Gives students the basic skills required to check plans, inspect buildings and deal with questions relating to Part 9 at an elementary level. Covers acceptable materials, systems and methods used in housing construction. Students must bring B.C. Building Code (hardcopy) to the first class. This course may be eligible for students to receive funding through the StrongerBC Future Skills Grant at www.bcit.ca/financial-aid/strongerbc-future-skills-grant. Students register themselves into the course, then apply for the StrongerBC Future Skills Grant to cover payment, if eligible.

​This course provides a practical introduction and application of Building Science fundamentals for the evaluation, design, and construction of durable and energy efficient building envelopes (enclosures). The role of climate and the theory of heat flow, vapour flow, air flow, and the application of each principle to the evaluation of building enclosure assemblies will be discussed. Best practice assembly design and detailing fundamentals for above and below grade wall assemblies, roofs, and windows will be covered, with examples and case studies where appropriate. Further to this, BLDC 3050 provides the prerequisite building enclosure design fundamentals which are applied in BLDC 3060, which is an interactive hands-on building enclosure construction and interface detailing course. This course may be eligible for students to receive funding through the StrongerBC Future Skills Grant at www.bcit.ca/financial-aid/strongerbc-future-skills-grant. Students register themselves into the course, then apply for the StrongerBC Future Skills Grant to cover payment, if eligible.
Prerequisite(s):

• Successful completion of the course will require basic familiarity with Microsoft Excel, along with the use of mathematical equations to calculate various aspects of properties, and the performance of the building enclosure.

Provides practical and theoretical information required to inspect existing houses for visible defects. It is the first of a series of courses that meet the academic requirements for house inspection.

Continues from BLDG 2915. This course demonstrates how to analyze the major components/systems in existing houses, with special emphasis on identification of problems inherent in these systems. The course includes a field trip to be announced in class.

• 50% in BLDG 2915^† (^† may be taken concurrently)
• English 12 "50% (Pass)" or equivalent www.bcit.ca/admission/upgrading/englishproficiency.shtml or COMM 0015 score of 50 or better. BLDG 2915 may be taken currently with BLDG 2925.

Presents communication skills for experienced house inspectors or for persons considering the house inspection field. Teaches practical techniques for planning, selecting and presenting information effectively and professionally. Includes correct format for memos, letters, instructions, procedures, and house inspection reports.

• 50% in BLDG 2925

This course is intended to provide students with practical experience in conducting house inspections. The course is comprised of a combination of site visits, in class reviews and preparation for the field inspections. The field training is intended to enable the students to learn and improve their skills in conducting residential house inspections.
